What is KonehMail?
KonehMail is a self-serve targeted direct-mail platform for real estate investors and agents. You filter for your ideal property and owner, see a live count and price, and we print and mail the letters.
How much does KonehMail cost?
Flat per-letter tiers: $3.75 (1–99), $2.95 (100–499) and $2.30 (500+). Data, skip trace, print, first-class postage and mailing are included.
Do I need to buy a list first?
No. KonehMail builds the list from nationwide property data using your filters, then dedupes, validates and skip-traces it.
Which filters can I use?
Location (state/county/city/ZIP/radius), property type, beds, baths, square footage, lot size, year built, years owned, estimated value and equity, and owner-occupied vs. absentee vs. out-of-state.
What is 'years owned' and why does it matter?
Years owned (tenure) is how long the current owner has held the property. Long-tenure owners are more likely to sell and typically have more equity — a key signal for both investors and listing agents.
What's an absentee owner?
An absentee owner owns a property but receives mail at a different address — often a landlord or out-of-area investor, and a prime target for off-market offers.
Can I mail postcards instead of letters?
Yes. Postcards are cheaper and great for realtor farming; letters are the higher-response default for investors. See letters vs. postcards.
Do you handle printing and postage?
Yes — fully done-for-you. We print, apply first-class postage and drop the mail through our fulfillment partner. You never touch a printer or post office.
Can I use my own letter design?
Yes. Pick a template or upload your own copy and design; we merge the owner name and property address into each piece.
How do I track responses?
Every piece can carry a QR code or a campaign-specific landing URL, so scans and visits attach to that campaign in your dashboard.
When am I charged?
At checkout, after address validation trims the list to deliverable records — so you pay only for mail that actually goes out.
Can I exclude people I've already contacted?
Yes. Upload a do-not-mail suppression list and those owners are removed before mailing, at no charge.
Is direct mail legal for real estate?
Yes, direct mail is legal. Content must be truthful and not mislead — no fake 'official' or 'final notice' mail. KonehMail enforces honest-use terms and a permanent do-not-mail suppression list.
What areas do you cover?
Nationwide U.S. property data at launch. Coverage of specific fields (like equity estimates) can vary by county.
